Hello,
I am new to this forum and would very much appreciate an honest opinion and your advice.
I am a layman in plumbing terms. I rent out a house in the Dagenham area in Essex via a letting agent.
The boiler is a Potterton Performa 24 Combi boiler.

The tenants have been in touch and say that whenever they use hot water and the boiler runs, the heating also comes on. My letting agent reckons that this may be due to the diverter valve in the boiler being faulty.

My questions are:
Do you think this could be down to the diverter valve?
And, if so, how much would this cost to repair?

I have looked at fixed-price one-off repair deals. British Gas said they would charge £89 as long as the repair takes no longer than 30 minutes, then £229 for up to 2 hours and £449 for anything beyond that.

Do any of you know of any better deals or any good tradespeople in the Dagenham area for this job? I am ideally looking for a fixed price with warranty, as British Gas' price is not really fixed...

Many thanks in anticipation,
Confusedlandlord

Your letting agent is probably right with the diverter valve.
May only need taking to pieces and cleaning.
I would avoid british gas but best to get a local guy to come around
and fix it.
A new diverter valve is approx £100 and a component engineer will
have it swapped out in about an hour. £200 should cover it.
Probably nothing wrong with it just needs taking out cleaning out a bit
of lubrication and replacing.

Thanks for your last, dcawkwell - much appreciated.

I have heard that there are very good engineers on this forum. Is anyone interested in doing this job or can recommend a good local engineer?

A trusted local recommended RGI, Or try ringing the manufacturer.. Fixed price and guaranteed for a year..

Never ever ever ever ring S***sh gash sorry British gas for there ambiguous cheap deal with its policy of sell sell sell while on site to earn your money boys..

Thanks plumberman.

I am not familiar with any local traders. Can anyone recommend one or is anyone interested?

You should have had a gas safety certificate for your all your gas appliances, so perhaps you should use the same person who carried that out.

If you do not know of a trades person then I'm sure your lettings agent will. They normally have their favourite engineers on hand, expect perhaps to pay a mark up on their price, but if your in it for the long term, get to know one!

......and to be totally cynical  Your lettings agent is suspiciously knowledgeable about boilers, just make sure he isn't drumming up bogus work. I said it would be cynical

Most letting agents get a commission on boiler repairs and gas certs.

I would always want to replace the whole valve. I dont find they stay working for long after cleaning.

I usually charge about £216 in local area.

i usually first just change the worn diaphragm at under £10. so common i have them in stock. 10 min job. if that. why people are jumping to a failed divertor at first is beyond me.

The BG price would end up being the middle price, upto 2 hrs.

Certainly not the £89 charge and the over 2hrs would be taking the ****.

You get a 12 month warranty with BG too.
