mould and more mould

I have had a condensation/mould problem that literally arrived one day about 3 years ago. I have a concrete ceiling above which is a walkway where the paving stones have cracked and there are a lot of pot plants I think the asphalt my have cracked but there is a dispute as to wether this is so and if so if it is responsibility of the council or the leaseholder above.Its an ex council property. There is a black line of mould that runs across the ceiling exactly on line with the walkway above and they tell me this is because it is where the heat difference is greatest. However I recently had the bathroom (the next room along) completely redone I gave the builder a bottle of mould killer/prevention stuff but he didnt use it said it wasnt needed although I feel he probably forgot to use it until too late. Anyway one month later mould is reappearing on the bathroom ceiling. The council told me that if the ceiling is concrete and if water is coming through from above it will definitely find its way through and drip as opposed to just coming through as damp and I cant find a drip anywhere. I am in the middle of redecorating again and am worried it will all be in vain. Is there an easy way to discover if the asphalt above has cracked and is it true about the water dripping. I have read all the condensation advice and keep airing but to no avail. If I have to treat the place for damp/condensation what should I use and how can I stop the mould. Any advice would be great.

Do you have a permanent vent in the bathroom and extract fan?
Mould is a result of poor ventilation.
 
yes I hav a ventaxia with a humidistat set to max its supposed to keep going until the damps out of the air and it does go on for ages its new and the hole behind it is as big and definitely takes the air out of the building we gutted the bathroom and bleached it all before putting up the new tiles etc.
 
does anybody drape wet washing around the flat?

can you identify particular wet patches?

This sentence is a bit of a worry to start with. I don't know exactly what work you had done in the bathroom but the mould spores should have been completely killed off with a fungicidal wash/bleach solution/mould killer before attempting to repaint or decorate the affected surface. If this wasn't done the mould spores will just continue to grow and spread through any new paint.

It does sound like it could be more than just typical condensation, and I personally can't advise you on how to find out if the asphalt is leaking, but I would expect a serious leak to cause dripping. A minor leak may just dampen the above surface and cause ideal conditions for mould.

SO YOU DON'T HAVE A VENT TO ALLOW AIR INTO THE ROOM?
Humidistats are not very effective as you need the fan on whenever the room is used regardless of humidity levels.
 
there is no window in the bathroom just the one vent where the ventaxia is. He definitlely bleached the bathroom and I did buy a bottle of mould killer/preventor but he didnt use it said the bleach would do the job
 
Well I am becoming a bit more knowledgaeble about the mould but wondering if anyone can recommend the best mould killer / prevention product and or specialists it seems to be as dodgy as double glazing where cowboys are concerned and I want to give it a good go before redecorating again. I really dont know who to trust anymore so recommendations would be helpful
 
bleach will kill it, but if the surface is still damp it will keep coming back.
 
Hi I wonder if you can recommend anti mould paint or additives which is the best I have bleached the bathroom ceiling and put stuff on to prevent it coming back but I have done that before but havent tried special paint before I have looked online it seems you can buy additive to put in normal paint or anti mold paint its quite expensive so thought I would see if anyine recommends a particular one
 
well i read on another diy site that the ronseal one worked for them so I am off with fingers crossed and forty quid!! I will let you know the outcome in a couple of weeks it will be more tears or jubilation one way or the other
 
Bit late now if you've already bought the Ronseal but you won't get better than Dulux Trade Mouldshield Fungicidal Eggshell - pricey, but well worth it.

As already said though, if there is still a source of damp beneath it, the mould will keep returning no matter what paint you use.
 
Luckily I got cold feet and didnt buy anything so I will go for the dulux. I have rebleached everything and had door open and fan swithched on for acouple of hours then give it anothe wash with the treatment and hit it with the dulux along with some serious prayers !!!! Thanks for all your advice as they say a problem shared is a probe;m halved. i feel much better about it anyway
 
If you have condensation problem the mould will return.

You are avoiding the nasty dirty depressing truth!
