You could specialise in gas safety records/certificates. There are companies who only do those. You could easily go about on an E-bike. In fact that might be the best way to get around, in some areas!
You would inevitably meet the challenge of the country's Estate Agents - unqualified self important people who will try to tell you your job.

However, if you engaged with the right people and got to know them, and made sure you got paid on time, always, you could become established in your area. Then there are all the employers of people, like dentists, and doctors surgeries, who need them doing, and at strange hours.
It's important work, if a bit tedious, but it's regular. You would send reminders out when the time is due, etc.
You'd probably benefit from some advice from the CC about what you actually DO DO, for a Landlords record. I've seen them "done" in 5 minutes, for silly low rates - that's not the end of the business you want to be involved in. There are companies doing them en masse. Again a bike might be OK for those, and you could start by shadowing one of their men.
Once established for a particular landlord (skip the agent if you can), he will be grateful for feedback about what's going on in the property, because he doesn't visit regularly. That way you'd keep the customer.
