Non-material amendment

In October 2018 Planning Consent was granted for a new replacement dwelling and garage to the rear.

We now want to change the shape of the garage (more square than rectangle on plan). The overall footprint will be slightly less. The maximum height of the roof will be the same as we are planning to reduce the pitch. All the materials will match the existing design.

Does anyone know whether a non-material amendment would be the best way to proceed or a new householder application?

You are building nearer to the boundary, which suggest it is a material amendment, albeit potentially minor, but it may require further neighbour consultation.

Its always best to vary existing permissions instead of making more applications wherever possible, but I would ask your planners how they would treat this and how to proceed.
