outbuilding drainage

hi,


we are thinking of building a new outbuilding 5m away from the house. what i would like to know is what sort of drainage requirements do i need to follow?

there will be rain water, toilet, shower and sink in the new building. does the rain water, toilet and sink water feed into one pipe whihc then connects to the main sewer?

i have spoken to the water authority and they have indicated that the sewer pipe for the surrounding properties runs vertically across the house approximately 2.3m away. there is no manhole in our back garden so i assume the closeset manhole is in one of the surrounding properties. do i need to make a new manhole? can anyone provide me with some infor as to what is required or porvide me some links to look at?

please let me knoew if you need any more infor to help me out!!!!

if you have a private sewer running across your property, then there is no reason why you could not build a new manhole and connect into it.

the rainwater is best drained via a soakaway 5m away from any building.

building control approval will be necessary for the earthworks as will many other aspects of the build.

what size will the building be?

the proposed outbuilding is 5m x 8m and will be located 5m away from the house. we don't really have 5m for the soakway to drain rainwater.

what other options are avilable.

building control may reluctantly agree to let you tap into the sewer, though this may result in a handling charge from your water company, providing you are not paying one already.

do you have/do you intend acquiring planning permission?
