Hello, would be grateful for any help. The house next door to us has just been sold and the purchasers are planning a two storey extension. There is a 1 metre alleyway which is on our land to the boundary and then a garage wall and wall which forms a party wall. These walls will be knocked down and the new extension wall replacing them. We have asked that the wall be set back so that foundations and guttering do not encroach on our land or overhang. We also need some space between our gutters and their new gutters for maintenance. How much of a set back of the new wall from the boundary do people suggest to allow for the gutterings please? We have said we need at least 200ml but the new neighbours have said they only need 150mls for guttering. We think 150ml is just not big enough. As yet they have failed to give us any exact plans or measurements of the type of gutter they propose to use.

They should have it designed so that nothing crosses the boundary. Anything else is a trespass, and would not be permitted under the planning permission that they will require.

If the party wall act applies you can deal with it via that.
