Recommend a 24kw Combi

Bernard, look at this ATAG with a 10 year guarantee. 17 litre per/min and with a highly efficient and a built in Passive Flue Gas Heat Recovery Device. Look at their claims backed up by the Energy Saving Trust, April 2017. Why the hell would anyone want to install a cylinder when this is around and it is not the only quality high flow combi on the market either. The Intergas and Ferroli Modena (16 litre per/min) are simpler with fewer moving parts.

Bernard, look at this ATAG. 17 litre per/min

Look at the minimum CH rating. about 6 kW that is a lot to heat a small house that doesn't have room for a hot water cylinder. The boiler would have to cycle on and off once the house was wrm and just needed a kW or two to stay warm. Another contribution to lower than claimed efficiency and increased wear and tear on the boiler.

Bernard, once the house is warm the boiler burner is off. Many of these quality boilers have settable delays for anti-cycling. Many up to 10 or 15 mins. They also limit the max CH kW as well. Starting from cold: the boiler heats up the house ASAP with lots of heat thrown at it. it starts to cycle, but the cycle delay prevents that. This will be for short time, then the wall stat/sensor cuts out the burner. No problem

For the price that looks a half decent bargain basement combi. Well laid out for servicing. I would only go for a 28kW. Make sure a filter is fitted on the CH return pipe.

Bernard and John D, my bathroom with a walk-in shower replacing a bath with shower over. Have one of these and the place will sell. New homes with these sell. Baths are passe. All fed from a combi and brilliantly.

I've ripped out a lot more shower trays that were getting swapped back for bath's with an over head shower, than I have ripping out the bath and installing just a shower tray.

IMO it can cut out a huge number of potential customers when removing a bath and only fitting a shower tray doing refurbs. Girls especially seem to love a bath. In fact I'm doing exactly that in 2 installs over the next 2 weeks, shower trays out and baths in. 1 of them was a bath out/tray in 3 years ago in a 2 year old house and they now miss the bath.

I have heard of no one who has regretted a walk-in shower. None. They are an attraction. I assume your shower trays were single. One point I brought up was that walk-in showers are far safer and convenient for older people.

Horses for course of course. But walk-in showers are becoming a big selling point, especially those with no tray and the floor all as one. I could not have one of those, being in a flat.

Baths tend to be a British thing, like separate hot and cold taps.
