Can anyone recommend a reliable inexpensive (£500 -/+) for a small 2 bed terrace rental? Any good deals around at the moment.

Local builders merchant sells glo-worm, and plumber is recommending i-mini, either of them any good or is there something better around?

Potterton Gold 24kW combi HE A, £688 including boiler, flue and timer. Bit bigger (45cm wide compared with 40cm) and noisy but robust and eay to repair.

The i-mini is a heap. You'd be much better off increasing your budget and getting something better. For landlords, I don't think you can go far wrong with either the Baxi Platinum or Ecoblue Advance, both of which have ten year warranties and good manufacturer backup. You'll need to dig a bit deeper but you'll end up with a well-built boiler that will last you for years (provided you look after it, of course!)

W.H 80 or 90 5 year warranty

or CS 80 or 90 = 2 year warranty (same boilers )

Whisper quiet

What about the duo-tec? the other Baxi's you mention are a bit nearer 1k, the duo etc can be had around 700 inc flue.

I would suggest a Biasi M269.

They are based on an older and very reliable model and do not have the much more complicated premix technology which all those suggested above have.

The others all need a flue gas analyser to set them up correctly and have little latitude for wrong mixture adjustment.

They are under £500 including flue and vat !

The Duo would be fine, it's the same boiler as the Platinum but with three years' less warranty and no time clock

Is that band A or B rated?

The M96 on which it is based, was modified by adding a finned tube in the recuperator.

That increased the efficiency to just over 90% and brought it up from Band B into Band A.

Shortly afterwards the Band A and Band B classifications were discontinued.

But the point is that its a conventional burner which does not need an FGA to set up and is very tolerant to misadjustments.
