Replacing my extractor fan

Hi all,

I need to replace my ceiling extract fan in my ensuite. I was thinking about using the Silent 100 Extractor Fan, can anyone recommend them.

The fan I am replacing is a noisy crappy DETA, I presume this isn't low a voltage fan. There are three wires going into the fan, I presume two are positive and negative, and then one is a trigger from the light switch? Will the Silent 100 be compatible with this?
