Separate supply or not?

SP&N = single phase and neutral. This is the sort of supply you find in most domestic houses.

If your man said 3 phase, then this is a very common supply for use in large domestic, and virtually all commercial and industrial properties.

I think I have only ever seen one 2 phase and neutral supply.

I am a bit confused now. When this b&b is done I will efectively have a large 6 bedroom house. What kind of supply would you expect that to have?

Probably a 100A three phase and neutral supply.
