To everyone and all my admires who have been following my small claims court claim.
Today It was held in Preston and ended one hour ago.

Bad news I am afraid .

WE WON !!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

Honestly Joe-- I will tell anyone about it.
Was a breath of fresh air.
As long as you are well prepared and everything is in order and - here's most important thing- 'YOU ARE HONEST'-- YOU WILL WIN.

The judge was 'on the ball' - (that's what they are trained to do').
He sussed out the chancer/blagger and we hardly had to say a thing.
It really is all about preparation.
6/7 months of utter misery for us .
Nobody should have to go through it.
Would I do it again ? NO WAY (depending on the amount involved of course).
The best part of it was walking out of the court with the asshole who had put us through it .
On way out- she said to us 'you wont get a penny'.
I said to her - 'no probs' you will have a ccj to put alongside your others.
Just the fact we won was enough for us.
Does that make any sense ?.

Was about a rental property we own-- and the ordeal we had to get the trat tenants out-- but that wasnt the issue.
After a few months of intense stress (does anyone know how it feels ? ) -we got them out .
We were totally drained mentally and emotionally.
The house was then in need of a serious clean- to eradicate the odour etc .
We employed a local firm of cleaners to clean it.
Small 2 up 2 down property.
£325 for a deep clean to a HIGH standard.
The property was empty- no furniture etc . Easy job.

To cut a long story short- I believe because it was a rental property-- the decided ''who cares'''.
In a nutshell- the did £0ok ^ll.

It's a long story- but has drained us .
Horrible experience indeed.
Today- the Judge sussed them out ..

On way out- she said to us 'you wont get a penny'.
I said to her - 'no probs' you will have a ccj to put alongside your others..

Serves you right for renting to somebody with crap credit. No doubt housing benefit i.e. the taxpayer paid your mortgage. Rent to quality punters and look after them and you wouldn't have problems.

I posted this to help anyone who is wary and scared of usining small claims.

I really would not want anyone to go through what we went through during the last 6/7 months. It has been a horrible horrible experience indeed.
lets put our differences between us and help others in same position PLEASE.

Tha arsehole tenants are history---but it was not about them.

If anyone wants any advice- just email me- and I will fill you in.

Our claim was against the people we paid to clean our property.

Not wanting to argue for the sake of it, because of course, I never do that.

Wouldn't a better message be "don't take on council tenants" etc.

Rather than "if you take them on, don't bother suing for costs".

you are one of the few guys who are on here who is really in tune .

I like to think I am tuned in to the current situation regarding our kids future too..
I was only talking the other day to the 9th son of my 4th wife Fatima

and my eldest son Frank-- I said to Frank- 'hey frank' how come you are different from your brothers - he said to me - 'I always wondered ,Mohammed most holy father'-- . He then said - can I call you mohammed when I get older 'oh wise one' daddy'-- I said - no probs-- but at home - I prefer to be called SOOEY .
