swapping 12v halogen spotlights for 240v LED GU10s

Hi all, I've got a problem with 12v halogens blowing and I'm thinking to swap to 240v LEDs

The halogens are in a kitchen-diner ceiling of a bungalow, there is nothing bar the roof above

Would these be suitable?

If they are physically the same size, yes. Switch off the power & wire in the 240v to the lighting circuit.
Why not go to LED's

My concern is that the lamps aren't fire-rated, but is that a problem if there is nothing but roof space above?

I swapped the 12v ones in my bathroom (4) for 12v LED's that I bought from B&Q. Working fine.

Why go to 240v ones? You'll have to change the bulb fittings as well as rewire them surely ? My 12v LED bulbs were a direct replacement that fitted in the existing fitting.

I'm next going to change the 240v ones in my kitchen (I have 8 of them) to 240v LED's. Can't use the ones that you link to as they are equivalent to 70w and mine are only 35w at the moment which is bright enough.
