If someone has applied for planning permission for a hmo but this has not yet been approved, what are the rules on letting out the property in the meantime? Thanks for any advice.
assuming its a single dwelling you wish to convert rather than already divided into sub units that may or may not comply
then why not let to a family ??
Someone near me has applied to change (I think) c2 to c3, which will be individual rooms in a shared house. I didn't think it had been decided yet but it seems they are already letting them out - I was wondering if that meant they have had the permission granted or if it was just that they can let them out before a decision is made.
Seems like a recipe for problems to me - unless the planning officer has told them it's pretty certain to go through without objection.
More important is whether they have all the other paperwork in place. License (haven't followed the rules on when one is needed as it doesn't apply to me), insurance, gas safety checks, etc.
