Water leaking under skirting in tenement flat bay window

Hi all,

We are in the process of renovating our first flat, which is a top floor tenement with a bay window in the lounge. There is no flooring down yet (thankfully!), and on a few occasions there has been water leaking from under one of the skirting boards on the right hand segment of the window. For some reason, there are no leaks during heavy rainfall, and this has happened only twice in the 4 months that we've had the flat.

We're keen to get this fixed before laying the flooring, but don't know where to start! Should I remove the skirting board and have a look, or will it be the outside of the window that needs attention?

Any help and advice greatly appreciated!

More likely the window in the faulty area and need looking at for signs of water ingress.

Being on the third floor, inspecting it may be tricky, but is there anything in particular that I should be looking for, or just general damage and wear around the window fittings?

Check for missing or decayed frame sealant all around the window frame, and under the cill especially......but on the 3rd floor that could be awkward!
