I have just had validated my planning application for a detached garage, I live along a main trunk road, the house is set back some 18 Metres, the garage which is to the right hand side of the house will have the drive access leading between them, the building line of the garge is road side of the building line of the house (there is good reason for this that would be appreciated if viewed on site) following the carrieageway is a mains water supply that I suspect is roughly 3-4 metres from what will be the outer foundation line of the new garage, I cannot find any Severn trent ( mains owner) guidelines on this , but can find guidelines on other water authorities websites stating build distances from pipeline infrastructure.
what i really want to determine is this. My deeds make no reference to any easment for this mains water pipe being in the boudary of my property (there must of been some legal work done at some stage as the property is older than the water main) therefore could i ask for diversion also for what purpose would the guidelines give a distance of build proximity ( i suspect access as much as imposed loading...
I dont want to ring them and open a can of worms, and as a matter of course would make sure my foundations are below the watermain on this elevation, Unless its picked up by the planners i aim to plod on!! but would appreciate comments
