All you do is say that it is not available and provide a Landlords Certificate.
The only other alternative is to have the whole thing removed by an RGI and then re-installed. Take your pick - only offering you good advice. It's a loophole so that dodgy developers can put their own boiler in and get away with it. You did it. What are you blathering on about?

It's called a property information form - It's a standard form that is used in the conveyancing process - when you save up enough money for your first deposit you may well see one of these - check out section 9.1 (f) - The Vendor (or "seller" to keep it simpler for you) has to answer this. When you state that you have installed a boiler - the solicitor will then ask for the relevant paperwork from building control or Gas Safe. What they don;t ask is for a Landlord Safety Certificate - If you don't have that information, they then tell the Buyer that the boiler has been installed without building control - the buyer then walks away.
Now, monopoly houses don't need this, so you may not have encoutered it before - Jack Ass.

Don't be silly. No-one walks anywhere. If they are really bothered you knock £200 quid off and let them sort it themselves. Clearly you are new to the property game. You will now have to remove the boiler completely and have it reinstalled. Cost? A grand. You do it your way mate.
