I need legal advice re dodgy land lord + boiler

Ok let's clear a few things up.

At no point did I say I'm not definite, I am. I just can't prove it as he's denying it.

I am on a low income we rent privately and get a small amount of housing benefit, what doesn't add up there? Estate agents are reluctant to agree a letting if you earn under 28k and are on housing benefits with no guarantor.

I haven't "played" with the heating what have I done that would equate to "playing" with the heating?


I do not have a social worker and find that very hypocrytical.
 
The way I see it, in my wonderful soft naivety, is that the op has a young kid and is cold. The landlord is playing silly burgers and not calling in a pro to do an essential repair, even though it is stupid for him not to. The landlord has also broken a few other terms of his own licence and basic procedures.

I guess that that might be part of the territory of low cost tenancies. It's a landlord's market and tenants are aplenty.
 
Thanks. I'd just like to add there's no naivety about it. I don't want a broken boiler, I don't want to feeel as if it might give us carbon monoxide poisoning or something like blowing up. I don't want to feel unsafe in my home or be concerned every time I leave he may enter.

Not your naivety - mine. I haven;t got a suspicious nature and was taking your post as read.

On the subject of CO, I take it that there's a monitor somewhere? Also you could ask for the ladlord to provide a copy of the annual safety certificate which he has to arrange annually, by law.

The OP has been in the loft and admits to changing settings, even the plumbers said he has been tinkering ( Read the link).

He admits to being slightly neurotic.

I really don't know how to answer that and don't want to go down that route. However just having kids and a low income doesn't mean your a bad tennant. We all have to start some where in life I'm in my early 20s and just got my foot on the first rung.

Yeah never mind the fact a massive crack has appeared in the celing and two big packages have appeared in a loft that I've been in at least 3x a week for the past month. I don't have a before and after photo if that's what your asking. But believe me, he's been in there.

erm.....so now you suspect he is entering your home without your knowledge

doesn't that break some kind of privacy law between tenant and landlord??
