New Roof Costs

A property I am looking at buying has had an extension put on many years ago, at the moment it is a flat roof, could anyone advise on the sort of cost I would be looking at to have this taken off and replaced with a pitched tiled roof with 2 skylights.

The room size is 5.94m (19'6) x 2.74m (9').

What sort of cost would I be looking at for this? Would be in the midlands.

Could this be done with the flat roof left, and then taken down when the new roof is added? Also is planning permission required and are there any issues with footings of the current extension?

Depends upon the design of the roof.
Things to consider are; vaulted or none vaulted, existing and proposed wall plates and their (height) positions, gable end masonry etc.
