extending garage (with pic)

Looking at purchasing a property and would like to widen the garage by around 1 metre which would come to the fence and brick up the front garage door (would possible add window), before going ahead with purchasing the property I'd like some advice on a rough estimate of doing this.

I understand you need planning permission but if this was approved then what costs would we be looking at. The idea is to turn the garage into a small home cinema.

You'd be lucky to get people on here to quote prices at the best of times, but with the limited information in your post it's an impossible question.

-Is the garage integrated or stand alone? If integrated, is the wall you'd want to move structural (is there a bedroom above it)
-Is the garage flat roof or pitched roof? What would you want to do with the roof?
-Do you want it properly insulated and signed off by building control as an internal habitable room?

Maybe posting the picture from Rightmove would help if you're not inclined to draw plans?
 
Ahh as you can tell by my lack of info ive not done this before. I forgot to post the picture this is the best view of it.

- Integral garage with a bedroom above
- Would like a small sloped room on extended section
- Not looking for insulation / signing off - I will insulate and board it out myself to save costs.

Understand people wont do a proper quote but more looking for a ballpark figure as have absolutely no idea if it would be 5k or 15k. Based in north east if that chnages prices for builders :)

I have to agree with you, i'd say 5k-15k is about right.

Your first question should whether planning permission would ever be granted for this. Where will the car be parked if not in the garage, what planning constraints exist on the house, what do the deeds say, where are the drains, will the water company allow builiding over them? Things like that.

More like £20k for a conversion, extension and supporting the room above.

Ok i see your point and theres room for parking to the right of house as its a huge driveway. However i see your point regarding supporting room above and whole conversion been 20k.

Ive seen another house with a larger detached garage a short distance away from the house side door - what type of price (ballpark) would it be to create a sort of small hallway connecting the sidedoor to garage, again ive attached a picture. Its about a 4metre length and would only need it a metre or so wide.

Thanks for advise so far people, wouldnt of had a clue
