Will this rear L-shaped 6m single storey be permitted?

Hi all,
Please see attached drawing showing the proposed 6m rear single storey L shaped extension in yellow. There is already a decent sized wrap-around side-to-rear extension as shown.

My question is, as long as I leave a 25mm gap between the yellow hilighted rear extension and the "old 3m rear extension", will the new yellow extension be permitted under PD? I'm wondering if anyone's done such an L-shaped extension before under PD?

Note it's a semi in a normal urban area and neighour already has a 3m rear extension. If anyone has any other tips please let me know.

Oh sugar! Is there any creative work-around for this as I know if I apply for standard planning they won't give more than 3m (instead of 6m)?

I'm probably missing something but wouldn't it fall under the prior notification larger home extension rules?

Yes, and a thousand apologies to the OP - I missed the 25mm gap.
Agree if the prior notification scheme was tried, it could be p.d. as long as no-one complains.

My neigbour WILL complain, he always has and always will.
He already has a 3m rear extension so is my understanding correct that my 6m extension will 'not cause him sigificant harm' and will pass?
 
OP needs to go on a major charm offensive with his neighbours so they do not object. Without any objections it will be a rubber stamp approval by the planners.

If one neighbour objects it could be rejected for adverse affect on neighbours amenity, although 3 metre projection beyond neighbour's existing extension would probably have minimal affect.
 
I notice the original footprint of your house has been much enlarged, I am dimly aware of a 50% rule regarding extending the original footprint but I know this is a complicated area. I was just wondering if this might impact on the prior notification.

At the side of the old extension you are going to be losing a lot of wall you could potentially retain if you did a full application.

Do you really have enough space at the back regarding the rear boundary and the neighbours behind?

Regarding this 25mm gap, if your founds are attatched to the existing extension then perhaps the planners will regard your building as being attatched anyway and your prior notification could fail.
