Water Penetration New Build

Well, that certainly isnt the case so we can only assume there is an issue in that room then. I've reported it so will await their response.

Still waiting for these clowns to sort this out but at the same time, I’ve also noticed the opposite side of the house, particularly in the garage has a damp floor down one side and also some skirting in the downstairs wc.

You need to investigate, what is at the other side of that garage wall. If there is soil, gravel, or anything else, above the garage slab level, then moisture will wick through onto the inside of the slab, whenever the weather is wet. If you want it dry, then the water needs to have somewhere, lower, to drain to.

A french drain alongside the slab, would work - just a leaky pipe, dug in, lower than the height of the slab, and able to drain somewhere, where the water can do no harm.

It's the side of our house with approx 100mm of gravel agaisnt the wall, then porclain paving and another 100mm of gravel against the fence.

I did check last night and couldnt see any water pooling or anything like that. It was chucking it down yesterday so could only assume is was the driving wind against the wall but not a clue!

Clear the gravel away, and give the water, a lower point to drain to than onto the slab.

Would it not have shown before though if that was the issue? I didnt have any of this issue last November onwards and the setup was the same apart from it was standard developer paving flags and different coloured stone. I will however give it a go and see.

Re the french drain idea, is it simply remove the gravel and crap etc, put in a pipe with drain holes in it, lower than the path and then put the gravel etc back on top?

A pipe with lots of holes in it, yes, but it must be lower than the slab, so water drains into it, and there must be somewhere for the water collected in the pipe, to drain away. Gravel back on top is fine, but not covering the slab itself.

You can either buy French drain pipework, with the holes already in, or make your own, by drilling lots of holes. I made my own, using 32mm plastic pipe. Soil/debris, will block the holes, so it needs to be filtered by the gravel.

Show us a phot of the gravel, especially where its height is relative to the DPC.

Also check all those slabs with a long-ish spirit level to check that they're tipping away from the house rather than towards or just level.

It would be worthwhile to go for a walk the next time it rains heavily. There may be things you weren't aware of happening, e.g. overflowing gutters, blocked drains etc.

That’s just now. Not sure if anything stands out…..

I did go out yesterday when it was chucking it down and couldn’t see any water pooling near the house, I even did the stones back a bit to see if it not visible to eye but couldn’t spot anything.

That DPC on the inside - which course is it on the outside?

You'll need to open the garage door and follow the mortar line round the corner.
