EICR shenanigans five years later...

I’m now retired as a spark and I used to tell people, before I did their EICR, that they were under no obligation to use me for remedials...

Seems a fair starting point to me. It's pretty clear there was always an assumption here - of there being fabricated / misrepresented need for significant remediation... of the Landlord not exactly caring about the outcome... of the results not being questioned... and of the work kind of automatically coming their way.

I have another EICR ongoing at another property right now... another 'new build' circa 2015... I've done my best to set expectations beforehand, on both sides, that I expect few issues (but any real ones will be addressed - it is this property's first EICR, of course) but, also, that I have more than a passing interest in what leaves my wallet. My fingers are crossed that "new consumer unit because it's plastic" doesn't come back.

My one question about this property will be... it does have some solar panels (part of some green initiative back then) with some kind of SunnyBoy big red box in the loft, but I have no clue what type of RCDs the consumer board has... so that is something that I'll now be more prepared to hear about.

So if the Inverter / solar is on a shared RCD the other circuits will never meed their disconnection times as it can take a few seconds for the inverter to shut down. Post a photo of the board if you have one.
 
It looks like I have - finally - found a good (non-scammer) Electrician...

"Hi,All tested and good at XXXXXX Road.Wiring still all on good condition as you'd expect. Just a few C3 for minor things, plastic board, and smoke alarms out of date, but a "satisfactory" pass anyway.I'll get the invoice and test certificate"

The smoke alarms were checked, by me, for operation when the Tenants checked-in eighteen months ago, but it's all on me that they're now out of date. I am interested that this is a C3. I'd accept a C2 on that one TBH.
 
Smoke alarms are nothing to do with an eicr....no code at all (unless something changed)

Edit* sorry mains wired smoke alarms would be included in the report, they'd have to be as the wiring would be tested....ignore that *....

Find a new electrician....

Just kidding (about finding a new electrician)

At least he told you and that cant be a bad thing.

I asked not to have batteries in the loft, and lucky as now not allowed, but unsure of reasons? It seems more to do with fighting a fire from some other cause, than the danger of the batteries going on fire.

I was issued a compliance certificate when mine were fitted, but I do wonder if they really comply, as the boiler no longer RCD protected to British standard, but think there is a RCD built into the inverter. For me does not matter, not renting the house.
 
I thought the whole idea of the regulations was that they weren't retrospective and didn't apply to existing, working and safe, installations. Sure, improvements can be made - but isn't that a never-ending road?

They are not retrospective, or we, as you suggest, would be updating installations every time there was a change in regulations.

I'm already asking this one if he'll do another property for me. This EICR was £160. I guess the £40 makes all the difference... or having morals does.
Can't be too thorough at that price. You should be looking at £350 for the inspection, testing and Report (NOT certificate).
