I’m now retired as a spark and I used to tell people, before I did their EICR, that they were under no obligation to use me for remedials...
Seems a fair starting point to me. It's pretty clear there was always an assumption here - of there being fabricated / misrepresented need for significant remediation... of the Landlord not exactly caring about the outcome... of the results not being questioned... and of the work kind of automatically coming their way.
I have another EICR ongoing at another property right now... another 'new build' circa 2015... I've done my best to set expectations beforehand, on both sides, that I expect few issues (but any real ones will be addressed - it is this property's first EICR, of course) but, also, that I have more than a passing interest in what leaves my wallet. My fingers are crossed that "new consumer unit because it's plastic" doesn't come back.
My one question about this property will be... it does have some solar panels (part of some green initiative back then) with some kind of SunnyBoy big red box in the loft, but I have no clue what type of RCDs the consumer board has... so that is something that I'll now be more prepared to hear about.
