If i build a down stairs cloak room can i wire in a extractor/light from the existing lighting ring.

hi there

Extractors in bathrooms have to comply to part L building regs.
So you can take the supply from the lighting circuit but you must use a seperate isolator not connected to the light when you turn it on, if theres no window you can have a timer on the fan, if there is a window no timer is allowed, all due to energy wastage. But ultimately the isolator or switch will turn on the fan when you need it and turn off when you are finished.

Sorry, but that is incorrect.

If you have a bathroom/wc without an opening window then it must be fitted with an extractor fan which has a timed overrun of at least 15 mins. If you install a fan in the same room (but this time with an opening window) then the fan does not need to have an overrun facility.

Also any accesory which contains a motor must have an independant isolator switch which disconnects all live conductors (for maintenance purposes!)

the info i have given there is correct i was recently pulled up by local government building control for installing what you just described from and working from the lightswitch, the info i have written was the way i was told to install them as per part L or building control would not pass

no i agree with that in my original post i said you can have a timer if there is no window

Part F is for ventilation, Part L is Conservation of fuel and power.

Noz spark is, quite rightly, referring to F and pdenni's BCO is a little confused; the principal issue here is the provision of ventilation in a room containing sanitary ware and the timed overrun requirement is in Part F. (page 18 )

Sadly BCOs are not always correct.

When building control say should you they really mean MUST. The reason for this reg is so that smells are evacuated from the room during and after you being in there!!

Surely if i buy one from say B&Q they would meet the nessescery regs. And if bco mean must they should write it as so.

There are quite a few different types of fan with different activating mechanisms, which are appropriate for different circumstances.

A simple fan with 15 min overrun will be fine.
