flue (needs to dip) with system condensing boiler

Hi, I have a 10ish years old BAXI Barcelona condensing system boiler which now needs replacing. The twin flue configuration is as far as I can see not standard. I live in a flat and due to the situation of the boiler and the distance to the outside wall, I have a flue that runs thro casing in the ceiling. the length of the flue is a approx 6m. The odd thing is that the flue dips down about 10cm straight down just before it comes to the outside wall than then comes horizontal straight out of the fabric of the building. I know this is done because I have a girder stopping the flue from coming out on an incline from the boiler.

My challenge, I can not drop the flue low enough to allow an incline to the outside wall without dropping my ceiling to an unacceptable height. I do not want to locate the boiler in my living room or bedroom, simply not a good cosmetic option.

Is there a condening boiler that will work with an (twin) flue(s) going up away from the boiler and then dipping? Anyone seen anything like this? Is the install legal?

I am desperate for help, no hot water or heating! :cry:

thanks. but the flue will rise, and still dip when it comes close to the outside wall. Will that work?

every time you have a flue option for a condensing boiler that requires it to dip refer to heatingmans answer.
the flue MUST rise all the way from the boiler to outside so that condensate fluid runs back to the boiler, have a dip get a dodgy flue
 
Interesting. Barrat claim the install was valid legal and safe at the time of the install year 2000/2001. Do you know if this would be the case and what documents I need to be looking for to confirm?
 
check the manufacturers instructions for the boiler, can be found on baxi parts arena.
 
Is there anyway I can have a dipping Flue? What do I do? I'm lost.

Shoudl I try to repair the boiler? I am also looking for a baxi barcelona specialist engineer? Any takers?
 
Barrats flats amongst others are currently part of an invetigation by gas safe in conjunction with BG .
Regards flue in voids and incorrectly fitted yours sounds like it has been wrongly installed.
Could be worth a call to gas safe and Barrats again.
 
Every gas safe registered engineerb who has been around to quote for replacement say the flue install is wrong, and so is drainage.

How do I find the engineer who installed my baxi. barrats say they do not hold documentation. should barrats have the certificates? is there a central library of certification? Will Gas Safe have documents I need?
 
Flues in voids are now a no no.
If you have no choice but to use the void then inspection hatches will have to be installed so the entire length og the new flue in inspectable. The hatches must not compromise fire and accoustic standards.
Flues in voids were always an incredebly dumb thing to do.
There are thousands of properties with them and they are going to give everone involved a BIG headache!
 
The flue is in enclosed casing below the ceiling - albeit is is plastered over and your right no access. Interested, barrats said they did not install viewing hatches becuase there is not enough space to see.

Will Gas Safe force barrat to fix teh problem - which I guess is relocating the boiler?

Also, how did Barrat get NHBC warranty with a dipping flue back in 2000?
 
What do you mean tb 200? I read about it, do I need to quote this to someone?
