Garage roof repair

hello!

Could someone advise me on the best way to repair my garage roof.

Flat roof. - felt with stones.

The flashing into the gutter has worn, which is now allowing a small amount of water into the ply underneath.

Looking for the best way to seal.

Roof looks like it's had its day.
Needs stripped off and recovered.
You could use something like EPDM to recover it.

Acrypol, cromapol would be your best bet for a short term fix..got to be clean and dry...your local builders or roofing merchants stock it.
