HOUSE RENOVATION - APPROX QUOTE

Hi

We are having our house, a 3 bed detached bingalow renovated. What approx cost (average) would we expect taking on board this is not a complete rewire, for Labour + Labour/Supplied.

New Mains Fusboard
New wiring circuit for lights and 8 appliances for kitchen (details conatined within the below)
Fsue Spur/s for new combi boiler + Megaflo water tank.
Wiring + Central Ceiling 2
Wiring + Pendant Lights 6
Wiring + Dimmable 17 Fire Rated Daylight LEDS +
Wiring + Wall Lights 21
Wiring + LED rope light
Wiring + Wall Units * 3
Wiring + 15 Dimmer Switches
Wiring + 2 Sensors for lights in Utility/wardrobe areas
Wiring + 31 twin sockets
Wiring + 5 Single sockets (3 * Ovens + 2* fridges)
Wiring + Pop up worktop socket
Wiring + 3 Shaving Points
Wiring + 3 Hairdryer points
Wiring + 3 heated/Lit mirrors
Wiring + 6 televison points + Digital aerial.

You say its not a complete re-wire, what state is the house in?

Will the sparky have to restore power or lighting at the end of each day?
Will he have to move furniture, carpets, etc?
will he have to work around or wait for other trades?


Maybe you should get at least three quotes, asking each sparky for exactly the same thing and go from there.
 
About the same price as a used car.

You don't state whether the house is occupied, full of furniture, empty. Given that you want 3 each of shaver points/heated mirrors I presume you have 3 en-suites/2 en-suites and a main bathroom?

Oh, and just because some wiring doesn't want altering doesn't mean it'll be up to standard and may need remedial work if you have a new CU installed.

Paul - We could move in as is. Dated but does not need gutting just modernisation and change of layout.

House is empty currently with a view to get works completed before we move in. Just carpet and no furniture.

will he have to work around or wait for other trades?
Carpenters (Stud walls), Plumbers and labourers will be on sight initally.

I always work my quotes out on an individual basis especially with the price of copper being so expensive the length of cable runs becomes very important.

But for a general guide I use £200 for Consumer Unit and then £50 per point - up here in the North - down South it might be a bit more.

So around £5000 to £7000.

You are putting a heck of a lot points in - must be a very large bungalow :eek:

Edit: You haven't mentioned the under floor heating as well.
You might need three phase for all this stuff :LOL:
 
I hope that you are not expecting to put 13A sockets in your bathrooms for the hairdryers. This is not permitted unless the socket is more than 3metres from the bath/shower.

Its anybody's guess as stated above. Get a few quotes, then you'll know.
 
Fans in the bathrooms, extractor in the utility, kitchen hood, outside lighting, garage / shed ?

If we treat the work as open access, firm against signed plans then it should be a clear 1st fix, walk away and come back for 2nd fix / test.

You need to confirm what the scope of works is, not just the items required.

Will all making good be done by the builder? Do you want a temp builders service between 1st and 2nd fix? Will the house remain unoccupied for the whole duration of the electrical works?

Certain items such as TV, Sound, BT, Data / Internet, CCTV, Security, Cookers, Hobs, Ovens, Central Heating Controls, Boiler wiring will all require firm clarification regarding position and design.
Also consider the number of visits required. First fix when timed well with the correct site conditions should be a quick job, but 2nd fix and testing might have to be segments of the building as areas complete. Then post all electric fit you might decide to bring in the expensive items later such as kitchen kit, plate switches etc.

Have a go at the TLC site and 'buy' the fittings you want I'd guess at shiny metal plates, the lamps you want are £20 each- I reckon at £2k ish for materials alone(17w board, some directs on rcbo's +cable, and boxes = £600), £5k for main work and factor in £1k for return visits.

You really do need to consider everything wire wise, go through every room, check outside, consider what may happen to areas in future. Daft things like is a bedroom big enough to have a bed in more than one place and if so should you consider both locations when designing the TV, beside socket, and lighting configurations?

Is the lounge big enough to every be reconfigured, and thus maybe TV points and sockets in alternative places ?

We guys do the dirty work, all we want from you guys is a clear scope and remit of works, a firm schedule and your money. The clearer the job, the easier the client makes it, the lower the cost will be.
