New here can anyone help me diagnose a fascia/window problem please

Not sure where to start but areas around my top window and fascia look to be rotten. My house is on the market so I suspect this would be flagged in the survey.

Just worried it's something of serious concern.

Any help appreciated

Thank you - my knowledge of building is pitiful - is this a big job or mainly something cosmetic. Wouldn't even know where to begin but could do with an idea of costs from a tradesman.
 
It will be flagged.
Sell the house as is - dont attempt to make repairs.
Once you have scaffolding up, and have opened up the damaged areas you might expose even more serious & expensive defects.
 
Thanks I can't see the buyer overlooking this though, what would be classed as serious and expensive defects?

dry rot is a favourite of tell the doom monger :rolleyes: You have 2 choices - get it repaired then sell, or leave it and expect the buyer to deduct a sum so they can do the repairs. Talk to estate agents and builders.
 
Thanks Nige - so1 roofer I rang today says just needs cappings, another came this morning and said it was fascia, soffit, guttering and felt £1800. Just wish buyers surveyor would get on with his report so I know what I'm dealing with.

New plastic soffit, facia and gutter is a good start
 
Depends a bit on the general condition of the house, judging by the style of the window it looks like a bit of a doer-upper, new owners will likely replace windows, fascias etc in their own style and colour so might be best to just replace the missing timber and seal - especially if you don't have any internal water penetration, in which case happy days!

No, the buyer will not overlook what your pics show.
It doesn't really matter how the buyer reacts to your defective dormer - what matters is what their Mortgage Surveyor will most obviously flag up.
A mortgage retention would be made but, in the scale of a house price, the retention would be insignificant - why? because what you can see now might become a more serious problem once the defects are opened up.
Sell as is.
Any last minute limited repairs to fascias etc will be spotted and become suspect.

Just getting quotes in preparation for when it is brought up in survey not to get the work done unless buyer requests it. Or if I end up putting back on the market.

Yes that's my main worry if there is internal water damage but I would have thought surveyor would flag that anyway when he finally reports back to buyers.
