next doors boiler flue distance from my property

Probably wondering if he is about to get caught up in a neighbourly dispute.

More likely an "Un-neighbourly" dispute.

The regulation is probably more intended to protect were there is actually a wall running along the boundary.

IIRC the 300mm reg was because when balanced flue boilers first appeared they required 300mm clearance to an internal corner, and the thinking was that if the neighbour extended their building at some point in the future the 300mm distance could be compromised. However, if the new boiler has a required distance of less than 300mm to an internal corner it could be installed closer to the boundary. That's my understanding anyway...tin hat affixed

So 300mm to a boundary between two terrace houses were there isn't a step in the wall or anything isn't really a requirement?

Don't all fanned flue boilers require the same distances ie. 300mm to a windows etc. pretty sure these measurements don't vary between boilers.

Indeed they do, but the conversation here is about property boundaries, not proximity to openings...

Interesing point, i know vaillant allow less than 300mm to internal/external corner for fanned flued boilers. I think they allow 25mm. But the magic words are 'so long as the plume does not affect any adjacent surfaces'

Does that mean that you can use these same dimentions for boundries as well?

That's how I understand it - the internal corner measurement applies to the boundary as well

but as the post is about if there's no wall at the boundary, like in a row of terrace houses does the 300mm rule still apply?

From an internal or external corner or to a
boundary along side the terminal.

25mm (1”)*
BS5440-1 2008 300mm (12”)

Only one reduction down to 25mm is allowable per installation
otherwise BS5440-1 2008 dimensions must be followed.

From my reading that says you can be within 25mm of a boundary along side the terminal. As long as your within other measurements quoted.

We are not allowed to apply common sense to the regulations.

As far as I am aware the 300mm to a boundary rule is included within Building Regs ( BR ) as well as repeated in many boiler maker's flue distances pages.

If that's correct then we cannot break that BR just because the common sense indicates that we should.

When I am waiting at traffic lights I can close my eyes without creating any offence. Pick up a mobile phone and I am! So am I with engine off in a traffic jam going nowhere and using a mobile phone as being stuck in a jam is still "driving".

But that I quoted above is straight from a manufactures instructions and it states the distance can be a minimum of 25mm if the flue is the safe distance from other things like car ports and soil pipes.

Flue Terminal Positions Min. Spacing*
1. Directly below, above or alongside an opening
window, air vent or other ventilation opening. 300mm (12”)
2. Below guttering, drain pipes or soil pipes. 25mm ( 1”)*
BS5440-1 2008 75mm (3”)
3. Below eaves. 25mm (1”)*
BS5440-1 2008 200mm (8”)
4. Below balconies or a car port roof. 25mm (1”)*
BS5440-1 2008 200mm (8”)
5. From vertical drain pipes or soil pipes. 25mm (1”)*
BS5440-1 2008 150mm (6”)
6. From an internal or external corner or to a 25mm (1”)*
boundary along side the terminal. BS5440-1 2008 (300mm)-

* Only one reduction down to 25mm is allowable per installation
