But....if I planned on buying a second house id do as the solicitors advised me....but I suppose in her position you would have to be 100% sure you dont mess up.

5 % is the normal stamp duty charge, then a further 5 % is added for a 2nd home

FWIW I think that’s fair, especially at a time when the country needs more tax revenues

Yep I had no qualms paying it . It is what it is
 
Thanks....so she probably done the trust so she didn't have to pay that extra 3%? Maybe?

Other posters have pointed out that it seems to be an extra 5% now. I missed the increase. It seems to have happened last October.

There's no evidence that's the case.

Her divorce was finalised a while ago and she then put her remaining interest in her house in a trust for her son.
