In the case of AR, she deliberately took extra money out of her son's trust to buy another property.

Its not about honesty or dishonesty. Its about flexible estate agents. A house near us was marketed for 450k and sold for under 300. A lot depends on the purchaser

If this is the masterclass in tax avoidance that some are calling it, maybe it’s a step towards forcing a petition based by election. House revaluations are not public record afaik, so it seems somebody has inside information or has breached data protection /privacy rights to get the story. But it’s not unusual to get a wide range of valuations when selling a house. And street values vary significantly by property type do averages can be misleading. It’s really cruel to suggest she is harming her child for money, he is staying there for his care under a court order.
its been a while since I did a TR1. but I vaguely recall you have to state the value for partial transfers. If it is fully transferred, there is stamp duty to pay (what more cries Angela Rayner?) save for inheritance and divorce. But since her ex-owns a share that is deferred.

100%. Plus I have never heard of a qualified survey overvaluing a house. Its usual for Estate agents to, but not surveyors.

Yes it was a transfer of her interest so probably on the land register house price app.

Surveyors should be a little more careful but I have come across one surveyor value a house for 50% more than another valued it for probate

He benefited from the 6+ rule and actually saved a lot more than a 100k but quite legitimately. The rule was later changed.
