View of roof for purchase of house

We are looking at buying this and a L2 survey showed the photos inc. as 2 or 3 risk (3 highest).
Could the roof be fixed by adding tiles back and fixing ridge tiles or are new tiles needed?
Also, sarking is ripping inside loft.
Any idea of time needed to swap sarking or replace all please?

Doh, due to which bits please? Inner, ridge, tile missing and right hand side tiles having a small gap?

It's nearing the end of its life.
I disagree in part, unless those plains are delaminating?

Apart from the unsightly ripped tarred building paper, it looks healthy enough from what I can see. There is a chance that ferrous fixings were used for the battens and (if any) for the tiles. If that is the case, then it could do with a re-roof.

The ex-con tile gapping on the verge is a normal sight for unfixed or unrestrained tiles.

The missing R/H corner tile (hanging) could be repaired with some cleverly shaped lead.

What is "plains are delaminating" and "ferrous fixings" please?
I need to see if the estate agent will permit a roofer to look.
 
What's the actual problem? Are these just repairs?

Has the survey identified that issue with the verge tiles gap - is the gable moving or just the roof verge?
 
It's a home we are looking at buying. Survey says ridge tiles are poor, some tiles are missing and sarking is poor. So trying to work out the risk/cost of buying it if the risk is not great and maybe original from 50s
 
I would suggest that you get the potential cause of the verge tile movement clarified with the surveyor.
 
I am guessing you mean the edge ridge tile which has moved up, has a missing tile under and all tiles under have gaps around?

It could be that its the beginnings of a Pagoda roof.
It might have been caused by snapped header pike construction , and lack of any tie-ins. The pike is the top of the gable, the triangle.
Or by rafter spread esp if the dormer(?) was not adequately supported or trimmed in.
The ripped felt paper is suspicious - it may have been done to gain access to view a noted structural disturbance.

The flashing at the pitched roof /tile hanging abutment is incorrectly installed. Others have mentioned other needed repairs.
Excepting the Pagoda effect most of the remedial work is average in a house sale.

Thank you. A lot of roofing terms I do not know. The lining maybe from 50s so could have worn naturally or as you thought to look into something.
Survey did mention something about temp flashing.
On Thu a roof man should be attending though he did not confirm and at some stage I will find out what is wrong.
