Hoists run from front to back. I’m thinking the wall running from side to side is load bearing but that only works for upstairs?

Looking to knockout kitchen / dining wall if we buy this property.

Doesn't, seem to be but worth checking with builder on site

Blup

Do joists run side-to-side over the lounge? (front-to-back only seems logical for the rest of the house).
Wall between beds 3 and 4 probably load-bearing, other walls upstairs probably partitions.
Wall between kit and dining room will be load-bearing, and would need a beam running from the rear wall to near where the hall cupboard is.

But best get someone on site to check first, rather than rely on some bod on an internet forum.

The builders we’ve had quote all seem to think it’s not load bearing, that’s why I’m wondering where our load bearing walls are

Yes, on reflection, they may be right. If joists in that area run front-to-back, the wall between the master bed and bed 4 is likely to be a partition wall, possibly supported on a double joist.
