housing association electric rewire

Can anyone help with regards some rules and regs info. Basically i'm being told by the housing ass that the house needs rewiring because its 10yrs since they last did it and also that the plug sockets are to high in the kitchen and need lowering. i've never heard of plugs being to high or the case for a rewire after 10yrs are they conning me?

It's their house, they can do what ever they please.

Most HA's seem to rewire their houses to DDA heights, so sockets have to be between 450 and 1200mm high.

Ten years does seen a bit soon, but if that's their policy to ensure your safety, then rewire time it is.
 
If the installation is only ten years old and is safe for continued service, I doubt very much that a rewire is required. With regards to socket heights, enquire to which regulations they are attempting to comply to? As it smells like bullshyte! So check your trainers!
But who is footing the bill?
 
Yup, if the HA are footing the bill, let them go ahead.

Before they do though, ask about who is responsible for any redecoration.

Seems unlikely any house should need rewiring only after every 10 years.

I wonder if this is part of some office error, as happens a lot with housing associations.

It would be more feasible if the installation needs testing and inspecting every 10 years.

How high are the sockets in the kitchen? 100 to 150 mm from the top of the worktop to the bottom of the socket is standard.

It does seem odd what you have described, so they may well be some confusion between rewiring and testing/inspection.
 
It should only need an inspection every ten years. However, we don't know how well (or not) the work was originally done, so maybe they know that some of their properties have substandard wiring.
 
As it's HA, I would expect at least every 10 years and on change of occupancy for I&T. Not sure how the HA work? But I doubt they I&T every time they let to different a tenant.
 
If it's HA it doesn't surprise me. They have a habit of upgrading everything to 'standards': new boards with RCBO was a big thing in my area when the 17th first came out.
 
Doing some work in a two story detached house recently that had been rewired by HA.

All wiring surface mounted in plastic conduit. Looked rough as a badgers rear end.
 
Sure its an actual rewire or just a check to see if the wirings still ok...I live in a HA house and had just brought a shed load of flooring to put down when they said they was going to check the wiring so i left it until the guy had been..everything was fine so i slapped down the boards

Do check whats required as its not uncommon for someone who has no idea what wiring is other that pretty coloured things to be typing up a letter for someone on mega money who can't count to 11 without taking their shoes and socks off

and even when they turn up ask them what the hell they've been told to do as it may be nothing like what you've been told
