I take my proverbial hat off to you for having your rent paid directly to the landlord. It can be as low as 3, and it’s deemed an hmo at 5. If you have shared facilities and independently pay rent to the landlord, then it sounds like your house of 5 is an HMO.You only need a licence for a hmo of more than 5 people I believe
