PD - Single Storey Rear Extension

Hi

We're planning on doing a single storey rear extension and hoping to do without the need for PP. Here's a little drawing i did:

We would like a pitched roof but i have concerns for 2 reasons:

According to the extension guidance (http://www.planningportal.gov.uk/permission/commonprojects/extensions/) the "Maximum eaves height of an extension within two metres of the boundary of three metres." Does that mean that the red arrow can't be more than 3m or the green arrow ?

"Roof pitch of extensions higher than one storey to match existing house" So does that mean that the pitch of the roof on the extension needs to match that of the house because technically its goes higher than a single storey ?

How old is the house and have you checked you have pd rights? Could be a bit academic otherwise.

The roof pitch does not need to match.

Out of interest the pitch you have indicated looks awfully shallow, many roof tiles will not go down very low and often Building Control will pull you up on it. Velux rooflights will not go down below 15° either, at least not without a very real risk of leaking.
 
House was built in the 50's.

When you talk about PD rights, do you what is written in my deeds ? A neighbouring house has done the exact same extension if that helps.

That drawing isn't totally accurate so take the exterior with a pinch of salt ;) But that is 15 degrees. Our current roof is much more of an angle than that.
