Hi All,

I was wondering why people can't build single skin extensions if their sapce is limited and insulate with batten and insulation boards, People who covert their garages insulate them alright with only 1 skin so wondered why it is different?

you can.

As long as you meet thermal and sound regulations, which a single skin lined internally with appropriate insulation would achieve.

Who said you couldnt?

When I posted this post on another forum it was blasted down basically that it can't be done because of regulations etc etc.

Ideally, a cavity construction will get the most from thermal and sound properties.

single skin is fine, but more difficult to meet the regs.

Timber frame construction is just that, a single skin of SW framing with insulation either between the frame or externally and finished with either render, tiles or even brickwork.

Lots of options.

If its for space though, im not sure you would save anything over a cavity construction.

Load of cobblers.

It is doable but not first choice or the cheapest.

In a lot of cases it is still a bulky affair though probably not as thick as a more conventional 300mm cavity wall.

I have been looking online and talking to the Mrs and we think it is best really that we go for a play room, Not really thinking of planning permission etc we want to block build a single skin extension off our excisting french doors and insulate the insides, We will then have the outside rendered. We are looking to make this as cheap as poss really, We are not looking to move so value of house added etc but just want something while our kids are young for them to use.

I can good deals off the internet on blocks and doors and windows etc so if insulated right is their no reason it won't be ok?

no reason at all and if you are going to render it have you considered a combination of internal and external insulation.
There are quite a few wood fibre insulation boards available, just bear in mind that most of these require a specialist thin coat render.

Cheers of that I will discuss what you have said with my builder when he returns from hols.

you still need to comply with building regs so best ask your buildings officer what he is happy with structure and insulation wise

I will of course do the above and will consult with my builder who I have known for a long time on his return, I will try and do as much labouring as poss to save on costs also but have wondered what sort of depth I am looking at for the fooings? If this was a normal extension I would be maybe be looking around 1 meter howver due to it being only single skin block build wondering what sort of depth I need to go to? Also I take it when my builder mentioned building it from block build he does mean the solid one's from b&q say priced around £0.96 each, Or will hte one's with the gap in the middle be better does anyone think?

For depth of footings, the fact that is single skin, won't be taken into account. As it's the bearing capacity of the ground that is the main consideration. (so yeah 1m)

As for blocks.. solids every time for me.
