Water leak through extractor fan or Roof?

Hi All,

New house and the top floor corner wall was soft to touch and being curious I pulled away at it and found a small hole directly going into the loft. Went up there and found patches and marks around extractor fan and looks like the plasterboard has water damage.
I can't quite tell if there is condensation getting caught in the ducting from extractor fan or if it's a leak from the roof with bad weather.

Probably worth adding the house does struggle with humidity. Without dehumidifier on, will comfortably sit at 70%.

My plan is to order a plank so I can balance on the beams and get over to the fan.

I'm a DIY novice so not sure what next steps to take or who to even call.
