Roof leak diagnosis on newish roof

Hi, I'm a bit of a novice when it comes to roofing but generally a very good diy-ear.
Our roof is about 5 years old (done by previous owner-no guarantee), and we've sprung a leak in two rooms about 8 weeks ago with the 'lovely' wet winter we've been having. I've had 3 roofers give a quote on it, but all three have given me different reasons for the leak, but all asking for upto £700.

The first said that it was the 'waterproofing paint' on next doors wall which is a storey higher than ours, that has deteriorated and is letting in water that drains behind our flashings.

No 2 said that we don't have individual soakers, so they'll have to do that, and replace all of the flashings on both sides.

The 3rd said that the roof and flashings are fine, and it's only the chimney stack and the flashings that need to be addressed, and that we do have individual soakers.

What do you guys think?

Well you don't need soakers with those tiles, and there would not be any there.

I spouse it all comes down to where the leaks are
 
Soakers with cover flashing? Why have cover flashing if using soakers?

The leak that i can see coming down the wall in the loft is in the bottom from corner of the roof (the side with the concave plastic in the pic) image.jpeg
 
Well I can see they are trying to make that leadwork in the picture do both jobs
But on flat tiles with driving rain I wouldn't be convinced. I am not saying its definitely the flashing because there are too many options for water to get in that is poor workmanship.
 
They are interlocking tiles aren't they, dont have soakers with inters!
Should be a secret gutter, but i bet it hasnt
 
Given the disagreement dislayed here is it any wonder the average joe (like me and the OP) struggle to engage a pro for jobs like this? Not having a pop.
 
We don't have the luxury of seeing the roof.
Do you think a mechanic could diagnose an engine fault from a photo or a doctor, electrician, gas fitter etc etc.

I think secret gutters are recommended by the tile manufacturers probably for aesthetics more than practical reasons..

You don't have soakers with interlocking tiles. There should be no disagreement in that.

Jontop is correct in that a secret gutter does the job of soakers for interlocking tiles. But they can block as catlad alludes to. It's all in the detail.
