Hi, I'm a bit of a novice when it comes to roofing but generally a very good diy-ear.
Our roof is about 5 years old (done by previous owner-no guarantee), and we've sprung a leak in two rooms about 8 weeks ago with the 'lovely' wet winter we've been having. I've had 3 roofers give a quote on it, but all three have given me different reasons for the leak, but all asking for upto £700.
The first said that it was the 'waterproofing paint' on next doors wall which is a storey higher than ours, that has deteriorated and is letting in water that drains behind our flashings.
No 2 said that we don't have individual soakers, so they'll have to do that, and replace all of the flashings on both sides.
The 3rd said that the roof and flashings are fine, and it's only the chimney stack and the flashings that need to be addressed, and that we do have individual soakers.
What do you guys think?
