Hi all,

Could anyone give me an approximate figure on how much it would cost to get an electrician to do a total rewire on a 1960's 3 bed semi detached in Manchester?

Also how much damage is caused during a rewire to decor etc

depends on what kit he uses, do you want a "rolls royce" or a "reliant robin" job? MK are the "best" make of switches sockets etc

how many sockets do you want?

what finish are they? brass/ "plastic" / brushed aluminium

(have all doubles and one diagonally oppossite the other / per room minimum)

what light fittings do you want,

how many lights / room

are you having wall lights

do you want the garage connected

are you having a new consumers unit (very good idea to have it changed)

have you got easy access to under the floor?

do you want telephone sockets put in too?

Will conduit and or trunking have to be used ?

what is earthing like in bathroom, This MAY need doing all again

as you can see its not a strait forward £3.99 answer. I would suggest you make a list of what you do want, bearing in mind all of above, get 3 quotes in and see what you think of each / the person you see.

also ask for quote in writing, for example

all sockets twin made by MK

all light switches made by MK

Lounge sockets all made by MK with brass finish
you get the idea

I am only saying i like MK not that you MUST have MK, but you get the idea

"damage" depends on cable runs, switch runs shoud be vertical to the ceiling, sockets vertical to the floor, so more things you have more "damage" there will be, all rooms will be "damaged" but look at tit this way, get it all done now it wont want doing for another 30 years.

you could also offer to lift floor boards (save labour / time money)
