Remedial works quote following EICR inspection

Hi all, I had a EICR carried out on my flat and the following works have been assessed:

  • To attend site to upgrade consumer tails and main consumer Earth conductor
  • To install bus bar to consumer unit.
  • To install sufficient blanking modules within consumer unit.
  • To install main earth bonding conductors to the gas and water services.Cables shall be installed within surface containment where required.
  • To replace 6x polished chrome down lighters in bathroom for new LED suitably IP rated down lighters on a one for one basis.
  • To replace single socket patress where required.
  • To install surface containment to cables where possible to give adequate support and mechanical protection where possible.
  • To sleeve all CPC conductors where required.
  • To reinspect the electrical installation.
£900 including VAT

Does the estimate look about right ?
I live in the flat, but I suppose it would be useful to have the necessary work carried out to make it meet the standards for rental, were I to ever do this.

At least he seems to have been thorough and fair - in that 5, 6, 7, 11, 12 are not stated as compulsory.


I presume £900 including VAT for the lot, inc new CU, is not toooooo bad.

You might want it all done for letting so that you can show you have done all you could.

You might want it all done for living in it yourself because you like modern things.
You might want some done for living in it yourself because you are not that bothered.

It might be perfectly safe even though not up to the latest requirements (or later when they come out).
 
It doesn’t read to me as though a new CU is being installed, just a few upgrades on the existing.

@HawkEye244 how high is the bathroom ceiling above floor level?

No? I just assumed the £900 was for everything.
I also assumed that it was for 'everything', but (like RF) I don't see any reason to think that 'everything' includes the installation of a new CU - if that were the case, why would he be installing a bus bar and blanking modules in the CU?

That's true but new CU would solve them as well.

Nothing wrong with wires instead of a busbar anyway.
 
An EICR is some one's professional opinion and it is always open to some discussion as to what it really required. However as soon as you see some thing which does not seem to align with best practice guide, one then starts to question the rest, as @EFLImpudence says nothing wrong with wires instead of a busbar, but maybe he can see some other problem.

Various accessories are in poor condition C2 (C2 = Potentially dangerous urgent remedial action required) is really not good enough, each C2 needs listing so you can take this action, it really does need to allow any person following the report to see exactly what the problem is.

Maybe the guy has walked you through the report and manually explained what he has found, but all we are doing is reading a report, and "No RCD protection present for all circuits that require RCD protection" is repeated 3 times with different wording, may be so he could vary the coding? But what he is saying is there are multi-faults connected with the consumer unit, so it would seem likely it could do with an upgrade, personally I would want after all the work is completed an EICR saying all is OK, with no coding. And only way to remove item 5 is a new consumer unit, I am not saying it needs a new consumer unit, what I am saying there should have been some discussion as to what you want to do, it is possible a very fair price for work involved.

I would post a picture of the consumer unit, then we can see what he is talking about. And see what people say once they can see it.

I would be happy to pay for a CU upgrade and I agree that it's unclear as it's not mentioned on the quotation.
@RF Lighting , floor to ceiling height in bathroom is 2.35m.

If you had that done, the second and third items in the quote would obviously disappear but, judging by what he's already quoting, replacing them with a CU replacement would presumably add considerably to the quotation.

Since that is more than 2.25m, the lights are not in the prescribed bathroom 'zones', but that doesn't alter the fact that the lights ought to be 'suitable for the environment' (which is a pretty vague requirement). Whether or not they actually are 'suitable' is hard for us to tell.

Hi Hawkeye. Can you post screenshots of the rest of the report, excluding the personal details for you and the inspector. There is not enough information in the summary to determine potential costs. Is this quote from the guy who did the inspection? Is this the only quote you have had?

Unless I'm missing something, it seems clear cut. The £900 is to do the above list of jobs.

It's a rip-off then, even assuming all the jobs are indeed necessary.

Indeed - but, to be fair, the report does say that the bonding conductors are "undersized and non continuous" - so, if that's true, they probably do need to be addressed.
