YouTube Video Showing the Water Ingress, Frame and Roof Above the Extension
We are seeing water ingress on the top of the frame of our 7.8m metre Aluminium bi-fold doors which are practically brand new and were fitted only 8 months ago.
For a few months we noticed water was collecting on the centre, bottom of the frames which we originally put down to condensation as the doors are generally covered by 2 sets of curtains which restricts air flow somewhat. However, the amount of water on the bottom of the frames has gradually increased and yesterday my wife noticed that there seems to be a lot of water collecting on the top of the door frame which is in turn running down the front of the frame and dripping on to the bottom. Pushing paper towel through the gap on to the top of the frame soaks up quite a lot of water, to the point that the paper towels can actually be rung out. I've repeated this 3 times now and every time more water is collected by the paper towels. The problem seems to be worse on the right hand side of the frame (looking out of the doors) there is far less water and none around the left hand side.
The bi-folds are fitted to a rear, first floor extension which has been rendered. Some investigation we did online seems to suggest that they should have had flashings fitted as the render/wall could be absorbing water which is gradually soaking down on to the top of the door frame. We haven't noticed any other damp issues on the plaster/paintwork around the same area or anywhere within the extension, under the flat roof. Outside, the render itself feels fairly dry and certainly isn't visibly soaked through.
Above is a flat, parapet roof with coping stones and EDPM membrane.
The video demonstrates the water ingress and shows the seal around the door (inside and out) as well as a view of the flat roof from the back of the house window.
We have contacted the builder who is currently abroad and their comment regarding the flashing is that "the doors were fitted as they came.". I am now waiting for them to reply to confirm when they will be able to investigate but have not heard back yet.
Any advice would be greatly appreciated.
