rewiring a house cost

We are looking to buy an old house ( about 80 years old ) it has 5 bedrooms and 4 big reception rooms kitchen, bathroom and 2 extra toilets. Any rough ideas on the cost to rewire the house?

Will you be moving straight in?

Doesn't help anyone give you a price, but if you can have the rewire done before the house is occupied and furnished it ought to cost less, as the electrician won't have to spend his time moving stuff, replacing floors, restoring power each night etc.

The analogy with a 2nd hand car is to give you an idea of the broad scope of the question you posed.

A rewire.

How intensive (all cables and accessories? or is some of the install newer?)
New fusebox? (is it very old?)
How old is the incoming mains?
How many circuits will you need?
How many bathrooms? - fans? showers?
What cooking appliances?
What heating is employed?
Any special appliances?
Any special lighting requests?
Any special accessory requests (chrome, brass fittings)
Will someone else do the donkey work? (chasing out, lifting boards)
How easy is access to the loft, under ground floor?
Any outdoor circuits or lights?
Is the kitchen empty or are we working around units?


I'll give you a start for a house the size you said in the location you said.

Dont expect much change from £3000 (unoccupied, basic rewire)

Clearly it could be more depending on the factors above.

as said, too many options.

here is just one, suppose you have a tv etc in each room. (or provision for one) lets see

tv, dvd, sat, signal amp, small light

thats' 5 sockets, just for the TV area, in EACH ROOM

It really is not possible to give any price (even ball park) on any forum with such little info.

Piece of advice, what ever number of sockets you want, double it, it will save grief in the future
